New warehouse proposed in Glenville Business and Technology Park – The Daily Gazette

GLENVILLE — The owner of much of the Glenville Business and Technology Park is planning to build an 85,000-square-foot warehouse on site.

The Galesi Group proposal is scheduled to go before the Glenville Planning and Zoning Commission at its July 11 meeting for an initial review.

The project would entail subdividing 4.5 acres off a 12.4-acre parcel at the corner of Capital Boulevard and Prestige Parkway and building the new warehouse to food-grade standards. 

The parcel originally was the site of one of the 120,000-square-foot warehouses built when the industrial park was a U.S. Navy depot. But it burned and was demolished decades ago.

Along with the subdivision approval, the plan would need variances for exceeding maximum lot coverage and not meeting the number of required parking spaces.

Galesi Group President and CEO David Buicko said Monday that there is no tenant lined up for the space and he has no worries that Galesi will find one, once it is built.

“Every time we build something on spec, we have about 10 people interested,” he said. “The industrial market is very strong.”

Galesi built three buildings in the Glenville industrial park in the last five years, two for CDTA and one for Adirondack Beverages, and they’re fully occupied, Buicko said.

The Schenectady-based developer owns two other former military depots-turned-industrial parks nearby, in Rotterdam and Guilderland. The situation is the same there, he said, thanks to their good location and the strong market for industrial and logistics space.

“We’re going to continue building in Rotterdam and Guilderland as well,” Buicko said.

In the Rotterdam Corporate Park, Galesi built two buildings totaling 450,000 square feet as speculative ventures in the last three years, Buicko said. Both are fully occupied or fully leased.

The buildings in the Northeastern Industrial Park in Guilderland are full, he said, but there’s a temporary constraint on new construction — the available open space is being used as a staging ground for a pipeline project.

Buicko said the company is looking at what to build at Northeastern after the pipes are removed but nothing has reached the point of a formal proposal.

Each of the three industrial parks has its own advantages, including railroad access. 

Glenville, Buicko said, has easy access to Interstate 890 and the New York State Thruway, as well as a great group of tenants and a very supportive town government.
