Simms Technology Park receives development plan approval – Boulder Daily Camera

Broomfield City Council approved two resolutions for Simms Technology Park after a public hearingat Tuesday night’s meeting.

The applicant, St. John Properties, submitted a Planned Unit Development, Final Plat and Site Development Plan for the technology park, which will be located on an 80-acre parcel within the Great Western Park PUD area to the south of West 112th Avenue and west of Simms Street, just north of the Skyestone residential community.

The proposed development includes five single-story office buildings, two four-story class “A” office buildings, six flex research and development buildings, one retail building and three pad sites intended for future commercial development. The proposal also includes public trail connections and outdoor amenity areas.

A second resolution attached with this site development plan was the approval of the use of open space within a portion of the North Walnut Creek corridor for public right-of-way.

Council members have been pushing developers to include sustainability factors such as electric vehicle charging, bike parking and use of solar panels. Most of the council’s questions to the applicant focused on these topics, as well as the amount of parking the applicant is planning for.

The applicant is planning for 96 electric vehicle charging stations within the proposed project area. It is noted that they plan to install one EV charging station per building in initial construction and add the rest as the demand increases.





The proposal also includes indoor bike lockers and showers and will be Leadership in Energy and Environmental Design (LEED) certified.

According to the memo, the development is expected to add at least $225 million to Broomfield’s commercial property value.

“Based on current market conditions, there is existing high demand for the flex/R&D space. This development will have a positive impact on Broomfield’s fiscal sustainability going forward, due to the anticipated benefit of direct tax revenues and the indirect impact of the employees local spending on retail, dining and local services,” the memo states.
